for one of your most valuable investments. Our job is to
ensure that we do all the work on your behalf and you receive

Set up costs – There is a set
up cost of £100. This cost covers all of the undernoted
services.
Commission – The commission
charged is 10% of your monthly rental income. You will
find that this is one of the lowest in Edinburgh or Fife.
Rental Valuation - We will meet with
you at your property to discuss the service we provide
and the likely rental income from letting.
Marketing – The property letting
market is very competitive. We will promote your property
on various websites; through our ‘To Let’ boards;
and through local advertising. The location of our principal
office in Dalry Road, Edinburgh is very effective in
attracting prospective tenants, whilst our “sister” offices
provide a network covering the whole City and Fife.
Arranging Viewing - At times suitable
we will accompany prospective tenants to visit the property.
Obtaining references for prospective tenants – Tenants
are fully vetted prior to their application being accepted.
Preparing the Tenancy Agreement -
A suitable Tenancy Agreement and all other legal notices
will be prepared.
Preparing an Inventory of Contents -
We will take a detailed inventory of contents at the
beginning and end of the lease period. We will also advise
on what items should be provided and which items should
be removed.
Property inspections on a regular basis – We
will regularly inspect your property during the term
of the tenancy to ensure that the correct level of care
is being taken by the tenants.
Rent management - We will collect
rents and forward payment to your nominated bank account.
Statements of all transactions will also be issued upon
request.
Advise relevant authorities – We
will advise authorities and utilities eg. gas, electricity
and Council of tenancy changes to assist in the correct
billing.
Provide full maintenance service -
We will deal with routine day to day maintenance matters
that might arise and keep you advised of work required
and carried out. We will also provide an emergency 24
hour maintenance service.
Gas and electricity - There is legislation
covering gas and electric systems appliances within rented
properties. We will advise on how best to comply with
this and arrange for fully qualified tradesmen to provide
the relevant Landlord’s Safety Notices. If required
we will instruct a qualified Gas Installer to provide
a Landlord’s Gas Safety Certificate.
Advice on refurbishment and interior design – We
can discuss possible improvements to the property to
increase attractiveness of the property to tenants.
Legislation - We regularly attend
courses and seminars to keep up to date with current
government and local authority legislation and to keep
abreast of the changes in the letting market.
Solicitors – We are currently
based in a solicitors’ office so proper advice
as to the selling or buying of property is always to
hand. This includes access to the ESPC database.
